Quick answer: MLI Select closing costs Alberta investors mainly include CMHC multi-unit application fees and mortgage loan insurance premiums, Alberta Land Titles registration fees, and lender- or lawyer-quoted items CMHC does not publish. Lawyer, appraisal and broker amounts come from written quotes, not from CMHC’s fee sheet.

When Alberta investors close a CMHC-insured multi-unit loan, the cash due at funding is more than the equity cheque. The label MLI Select closing costs Alberta investors covers CMHC’s published fees and premiums, provincial registration fees, and third-party costs your lender and lawyer will quote in writing. Our older MLI Select closing costs breakdown covered the topic in 2025. This update uses CMHC’s 2025-2026 fee schedules and Alberta’s October 2026 Land Titles schedule.

Alberta’s Land Titles and Surveys Common Documents Fee Schedule (updated fee schedule effective October 1, 2026) lists:

DocumentFee (schedule effective October 1, 2026)
Mortgage$50 + $5 per $5,000 of the principal amount
Transfer of Land / Transfer of Leasehold Title / Transfer of Life Estate Title$50 + $5 per $5,000 of value of the land
Discharge, or any other document not mentioned resulting in a change of registered ownership or parcel description$25
Any other discharging document$35
Caveat$40 (or $50 + $5/$5,000 if securing money)
Copies of documents$15

The register a land title document page notes that the Land Titles Registration Levy (in force October 20, 2024) raised the sliding scale to $5 per $5,000 for both transfers and mortgage registrations. The October 1, 2026 schedule already reflects $5 per $5,000 on those lines. Confirm the schedule that applies on your registration date.

Hypothetical example. Registering a $10,000,000 mortgage at the published schedule is $50 + ($5 × 2,000) = $10,050 in Land Titles mortgage fees alone, before lawyer disbursements. This example uses only the published formula.

For MLI Select closing costs Alberta investors, budget the verified items, then add written quotes for everything else:

  1. CMHC application fee — from the Fees and Premiums sheet (table above).
  2. CMHC insurance premium — from the LTV tables, plus surcharges, minus the MLI Select discount for your points.
  3. Alberta Land Titles — mortgage and, if applicable, transfer fees from the October 1, 2026 schedule.
  4. Lender items — ask for a written list (appraisal, environmental, quantity surveyor, progress inspection). CMHC’s sheets do not publish those dollar amounts.
  5. Legal fees and disbursements — lawyer quote only.
  6. Tax — GST on self-supply and any CRA PBRH rebate timing; Alberta does not use HST.
  7. Holdbacks — CMHC’s MLI Select fact sheet says a rental achievement holdback may apply on new construction.

Compare purchase and refinance premium columns carefully: “All other loan purposes” rates are lower than construction financing at the same LTV in CMHC’s Fees and Premiums sheet. See also MLI Select Alberta guide and MLI Select mortgage approval process timeline.

Frequently asked questions

What are the main MLI Select closing costs Alberta investors items CMHC publishes?

CMHC’s Multi-unit Fees and Premiums sheet lists application fees per unit/bed and insurance premiums by loan-to-value for construction financing and all other loan purposes, plus surcharges and MLI Select premium discounts. Lawyer, appraisal and lender admin fees are not in that sheet.

How much is the CMHC multi-unit application fee?

For properties with 5+ units, base application fees are $150 per unit or $100 per bed (up to 2 advances) or $200 per unit or bed (greater than 2 advances) for the first 100 units/beds, then $100 per unit or bed, to a maximum of $50,000 or $55,000 per loan. An additional $350 per advance applies beginning with the third CMHC-approved advance when more than two advances are used.

What MLI Select premium discounts apply?

The Fees and Premiums sheet lists MLI Select discounts of 10% at a minimum of 50 points, 20% at 70 points, and 30% at 100 points, applied to the base premium plus applicable surcharges.

What Alberta Land Titles fee applies to a mortgage?

Alberta’s Common Documents Fee Schedule effective October 1, 2026 lists Mortgage at $50 plus $5 per $5,000 of the principal amount. Transfer of Land is $50 plus $5 per $5,000 of the value of the land.

Does Alberta charge land transfer tax like some provinces?

Alberta’s Land Titles pages describe registration fees under the Tariff of Fees Regulation and the Common Documents Fee Schedule. They do not describe a separate provincial land transfer tax like Ontario’s. Confirm with your lawyer for your transaction type.

Are lawyer and appraisal fees published by CMHC or Alberta?

No. CMHC’s and Alberta’s published fee sheets do not list a standard lawyer or appraisal fee for multi-unit MLI Select closings. Ask your lawyer and lender for written quotes.

Does the GST/HST purpose-built rental housing rebate reduce closing costs?

The CRA’s PBRH rebate can return 100% of GST or the federal part of HST on qualifying purpose-built rentals when conditions are met. It is a tax rebate, not a CMHC closing-cost schedule. Check CRA eligibility and timing separately.
