MLI Select refinance existing multi-family property New Homes for sale in Alberta

Quick answer: An MLI Select refinance existing multi-family property loan is CMHC-insured refinance of an operating rental through an approved lender. Existing-property LTVs reach up to 85% or 95% by points tier, with a published premium credit if the prior loan was CMHC-insured. Confirm points, LTV and credit with your lender.

Owners often ask whether MLI Select refinance existing multi-family property applications can raise loan proceeds, extend amortization, or fund repairs while keeping CMHC insurance. Our 2025 post MLI Select for refinancing existing multi-unit properties introduced the topic. This update covers existing-property flexibilities, the refinance premium-credit table, and Alberta registration fees from CMHC’s 2025-2026 fact sheets.

What CMHC allows when you refinance an existing rental

For existing properties, the MLI Select fact sheet says the loan may be advanced up to 95% of value. The Standard Rental Housing fact sheet lists refinance at up to 85% of lending value as determined by CMHC for the market product. Under MLI Select, the higher LTV tiers above depend on points. Minimum DCR for standard rental under MLI Select remains 1.10.

Borrower eligibility still requires competence and five years’ similar multi-unit management experience (or a professional manager), and net worth of at least 25% of the loan amount with a $100,000 minimum.

Premium credit when the loan was already CMHC-insured

The Fees and Premiums sheet is explicit: on a refinance, the premium applies to the total loan amount (additional funds plus the outstanding balance of the existing mortgage). A premium credit may be available for refinance of an existing CMHC-insured loan:

Years since previous transactionCredit (% of original premium)
Up to and including 175%
Up to and including 270%
Up to and including 360%
Up to and including 450%
Up to and including 540%
Up to and including 630%
Up to and including 720%

CMHC says the credit is not available on second-mortgage surcharges and that a minimum premium applies. “All other loan purposes” premium rates (not the construction column) apply to refinance. MLI Select discounts of 10/20/30% at 50/70/100 points still reduce the base premium plus applicable surcharges.

That credit table is often the decisive number in an MLI Select refinance existing multi-family property analysis when the current loan is already CMHC-insured.

Affordability (existing): 40% / 60% / 80% of units at or below 30% of median renter income for 50 / 70 / 100 affordability points, with a minimum 10-year commitment (20+ years adds 30 points). Energy efficiency (existing): 15% / 25% / 40% reduction over current performance for 20 / 35 / 50 points. Accessibility levels match the same 20- and 30-point paths as new construction, including 100% visitability and barrier-free common areas under CSA B651:23.

Product timelines from the MLI Select fact sheet: if improvements were done before the insurance request, proof of achievement is needed with the application and work must have been completed within 12 months of the request. If insured financing funds the work, proof is due within 60 days after the last advance. If the borrower’s own resources or non-insured financing fund the work, proof is due within 24 months of the last advance.

Questions to ask before you refinance

  1. Lender: Will this file use MLI Select existing-property tables or Standard Rental Housing market insurance?
  2. Lender / CMHC: Does the outstanding loan qualify for the published refinance premium credit, and how many years since the prior insured transaction?
  3. Lender: What LTV, amortization and guarantee percentage will apply at our target point score?
  4. Appraiser: What lending value will CMHC and the lender rely on?
  5. Lawyer: What Alberta Land Titles mortgage and discharge fees will appear on the statement of adjustments?
  6. Property manager: Can rent rolls and expense ledgers support the affordability and DCR tests?

Hypothetical example: refinance credit math

Hypothetical example. An owner refinances a CMHC-insured Alberta rental three years after the prior insured transaction. The Fees and Premiums sheet would allow a premium credit of 60% of the original premium against the new premium calculated on the full new loan amount, subject to CMHC’s minimum premium and the exclusions noted above. Your lender can quote the actual dollar premium once the new loan amount is set.
